Local Law 126 Section 28-301.1.1 affect NYC buildings with parapets?

 
  • Section 28-301.1.1 of LL126 will require owners of buildings with parapets to have their parapets inspected yearly, and to retain a copy of the report for 6 years.

  • Inspections and reports must be conducted by an individual qualified to inspect parapets.

  • Inspectors will create a list of recommendations and report any unsafe conditions to the Department of Buildings.

Breakdown

  1. A qualified professional conducts inspection for plumbness, evidence of excess deterioration, and appurtenances are in a stable condition.

  2. The inspector will produce a report that is to be kept on file for 6 years.

  3. Parapets are classified as:

 
    • Minimal deterioration

    • Retain a copy of the report for 6 years

    • Deteriorated conditions observed, but no immediate repairs required

    • Inspector provides a report with a list of recommendations and timeline for repairs

    • Owner should coordinate the repairs

    • Immediate danger to the public

    • Must notify Owner and DOB

    • Immediately remove unsafe condition(s) or safeguard area

    • Must correct unsafe condition in 90 days
